How do I book a viewing?
Our show apartments are opening soon! Please contact the on-site team and we’ll book you in for a tour. We have a range of apartments to suit all lifestyles so please don’t hesitate to drop us a message at [email protected] or give us a call on 02896 020507.

When will I be able to move in?
Our apartments are available to move in from the end of August 2026.
How quickly could I move?
We usually recommend allowing roughly 4 weeks for all pre-tenancy references and checks. Where possible, we’re happy to facilitate a speedier move in to get you living at Loftlines as soon as possible!
What types of apartments are available?
We have a number of newly built studios, 1, 2, and 3-bed apartments. Across the four different categories, we have 79 different apartment types. Not all apartment types are shown on our factsheets, so if you don’t find any that suit your style, please speak to our on-site team for more information on our unique apartment types.

What's the highest floor I could rent an apartment in?
16th Floor in Shipwright House and 12th Floor in Lofter House.
Are the apartments accessible for people with disabilities?
All apartments at Loftlines are accessible via lift access. Reasonable requests for apartment changes will be considered on a case-by-case basis and we will meet any reasonable adjustments wherever possible to do so.
Do the apartments have balconies?
We have a great selection of apartments with balconies or private outdoor spaces. If you would like to talk about renting an apartment with an outside space, then please pop this on the enquiry form so we can make sure to match you to the home most suitable for you. Don’t worry if we don’t have any balcony apartments left, Loftlines benefits from several communal terraces located across both buildings that are only accessible if you are a resident!
Do the apartments come furnished?
We offer a selection of both furnished and unfurnished apartments to suit your needs. All units include built-in appliances: oven, dishwasher, washer-dryer, extractor fan and fridge-freezer as standard. Furniture packages are available.
All of the furniture is sustainably sourced and made. If you want to speak to us further on the sustainability credentials of the furniture, then please speak to the team and we can share details.
Can I make modifications or alterations to the apartment?
Yes, our residents are permitted to personalise the decoration of their homes, provided that any changes are approved through the alterations request process beforehand. Hanging pictures and shelves, as well as painting walls, is allowed. However, all modifications must be reverted to their original condition at the end of the tenancy. Our on-site maintenance team can facilitate these works for an additional cost.
What amenities are on offer?
Residents' lounges, co-working areas, private meeting rooms, working pods, a drawing room, cinema room, hi-tech gym, yoga studio, outdoor terraces, private dining rooms, a podcast studio, games room, sky lounge, bike storage facilities, bike wash & pet spa.
Does the gym cost extra?
No, it doesn’t cost any extra to access the hi-tech gym - it’s all included as part of the perks of living at Loftlines. Ask our on-site team for more information on how to organise your induction.
Can I hire the private meeting or dining rooms?
Absolutely! These spaces can be booked out and reserved through the on-site team. They’re a great extension of your home and we encourage you to come and take a closer look on your viewing.
To book the private dining room, meeting room or podcast studio, there will be a small additional charge. The on-site team can advise on the prices for the booking of these spaces but it’s to make sure these spaces are maintained and have a quick turnaround time for the next resident to use.
Is there 24-hour security or CCTV coverage?
Absolutely, we have CCTV coverage throughout the communal spaces of the building and surrounding the exterior. We also have a member of the team on-site 24/7, so you can sleep easy knowing we’ve got your security and safety as a priority.
Is there cycle storage?
Yes, and there is even a bike wash area! Our secure bike storage is free and only accessible with a fob. The bike stores are also covered by CCTV; you will just need to register your bike with us to use this area when you move in. All bikes are left in the bike store at your own risk. Belfast Harbour Police will be offering bike registering days for the protection of your bike.
Are there parking spaces?
Yes. We have secure ANPR controlled parking at Loftlines. Parking spaces are allocated on a first come, first serve basis for an additional monthly charge, so drop us a line to secure your spot with your home now!
Can I bring my pet?
Of course, pets are family too! Pets are allowed at Loftlines for a small extra charge a month. There are a few restrictions on the type, size and breed to ensure we’re keeping animal welfare at the forefront. We have a Pet Policy available upon request that will provide you with all the information you require if you are looking to have a pet join you in our community and in your home.
Can I smoke or have a BBQ on my balcony?
No. Smoking and vaping is not permitted in the apartments or on the balcony. BBQs are prohibited on balconies or terraces due to fire hazards however, there is a communal BBQ on one of our roof terraces that you can use and enjoy. We just ask that you clean it up after, ready for the next fellow resident to enjoy. You can smoke outside the buildings in the designated smoking areas.
Is there Wi-Fi in the apartments?
Yes. Wi-Fi is included in your apartment for no additional cost. There are speed upgrades available directly with the provider at a small additional cost. There’s no need to organise any Wi-Fi installation when you move in - our partner Glide has equipped the building and apartments so you just need to set your account up on day one and will have Wi-Fi available instantly.
What do I need to pay for outside of rent?
Residents are responsible for electricity and hot water bills. Hot water is provided by a landlord heat network, and you will have a heat meter in your apartment to record consumption. Your domestic rates are included in your rent; this includes your water consumption.
You will need to pay for your TV license and contents insurance – whilst the latter is optional it is strongly recommended as no contents cover is included under the building insurance.
Does the apartment have smoke detectors or fire extinguishers?
Yes. Your safety is our priority, so the apartments are fitted with heat and smoke alarms as well as with a sprinkler system. We recommend you test the heat and smoke alarms regularly and replace any batteries required without delay.
How do I find you from Belfast Grand Central Train Station?
Turn right out of Grand Central Train Station’s main entrance on to Grosvenor Rd, walk for 9 minutes to Wellington Place where you will find the G2 Titanic Quarter Glider Stop (stop ID: 001646). Take the G2 Glider to Titanic Museum. Turn right off Glider and left onto Olympic Way.
How do I find you from Belfast City Airport?
There are regular taxi’s available at City Airport for an approx. 10-minute journey to Loftlines. The ‘600’ city bus is available from City Airport and will take you to Queens Square, taking a left off the bus and walking for 1 minute to Custom House Square to Glider stop (Stop ID: 0000001). Take the G2 Glider to Titanic Museum. Turn right off Glider and left onto Olympic Way.
What are the parking options for residents / guests?
There are a limited number of car parking spaces available on-site which can be reserved for an additional cost with the on-site team, subject to availability. For visitors and guests, there is underground parking at the Titanic Museum (subject to fees and availability), on-street parking on Loftlines and Shipwright Way (subject to fees and availability) and a surface carpark opposite the Titanic Hotel on Queens Road (subject to fees and availability).
How long can I rent with you for?
The minimum tenancy length at Loftlines is a 6-month fixed term contract, with fixed term tenancy agreements being available for up to 5 years. For any tenancy longer than 1 year, there is a break option after 6 months to give you that extra flexibility. Please speak to our team for more information.
What is the deposit amount required?
We ask for a deposit of 4 weeks’ rent before you move in and this is lodged in a tenancy deposit scheme for the duration of your tenancy. It’s refunded to you at the conclusion of your stay in line with your lease agreement and the condition of the property. Some deductions may apply.
How much do I need to earn?
You are required to earn at least 30x the monthly rent per annum. If there is more than one lessee, then you need to earn a combined salary of 30x monthly rent per year. If you earn up to 85% of this, then we can accept a guarantor. We know this can be confusing, so please speak to the team if you have any queries or need anything clarifying – we’re here to help.
What are the documents required to start the application process?
We require one copy of a valid photo identification and a copy of your Proof of Address from within the last 3 months.

What is a reference check?
Once the above documents are received, your application details will be sent to our trusted approved referencing agency. Referencing is only valid for a certain number of days once complete, so if your move in date is 2 months away, we will wait to do this closer to the time - so please don’t worry if we don’t add you on to referencing immediately! However, if you want to move in imminently, we can add you onto referencing as soon as your application is complete.
Our referencing company will email you straightaway and request that you complete their online application form.
Please complete the form as soon as it is received so that our referencing partner can start your referencing check.
The reference check will include an employment and previous landlord references. As well as a credit check to ensure you do not have any bad debt.
Upon completion of the credit check, our referencing partner will contact the on-site team and confirm if you have passed or failed.
If you have passed, we will call you as soon as we have reviewed the application to advise this and to agree a move in date and discuss the next steps.
If you have failed, we will advise you of this and where possible we will suggest alternative ways to support and continue your application for an apartment at Loftlines. Please note, there are some situations in which we will not be able to proceed.
What are the next steps?
Once the reservation agreement has been signed and documents have been submitted, you will then receive a link from our referencing partner to begin the referencing process.
How long does referencing take?
We typically advise referencing takes roughly 2 weeks to be fully complete; however, it does depend on the response time with uploading documents and information, landlords’ response time and employers’ response time. We might ask you to gently nudge your landlord or employer for their response if we haven’t heard back from them.
What are grounds for not passing referencing?
Negative rental history, insufficient income, CCJ's and adverse credit and non-suitable documents are some of the reasons you might fail referencing.
What happens if I fail my referencing?
If we can’t find a solution, your application will sadly be rejected, and the property will be released onto the market.
Can I move within the building if my situation changes i.e. move from a 1 bed to a 2 bed?
Subject to availability, you can move apartments after your initial 6 months of a tenancy. Please be advised this will require a new tenancy, meaning you must go through referencing, pay a new deposit (we will release your old deposit in line with regulations), and your rent might change based on your choice of apartment. Loftlines has been designed to cater for all needs and stages of life, so we’re well equipped to guide you through this process and are delighted you’re considering hanging around!
What is the criteria of a guarantor?
The guarantor needs to earn 36x monthly rent per year, to be UK based and will need to be referenced based on their income and credit history. Please be aware, even if you are sharing with another person, your guarantor will be responsible for the whole rent if you fall behind on payments, not just your share.
What if I am self-employed, can I apply?
Absolutely! To prove you meet income requirements; you must have returned your first 12 months accounts to HMRC and provide an accountant submission. Alternatively, HMRC confirmation can be used. You are also required to be earning 30x monthly rent as your yearly salary.
I am employed by an overseas company; can I pay monthly?
Unfortunately, no. The company must be registered on Companies House so we can conduct a proper referencing check.
I am a student; can I pay monthly?
If you are a student, you are required to pay the full terms of the tenancy in advance as we do not accept monthly payments or termly payments from student tenancies.
Who arranges my move in date?
Upon passing your reference check, a member of the on-site team will phone you to advise you of this and agree a move in date – exciting! A confirmation of these details will be issued via email with all the necessary next step information.
We will then send you your Tenancy Agreement and a calculation of the move in monies, confirming your move in date and final tenancy details.
Please be mindful that cleared payment is required in our bank account at least 4 days before the move in date and we also need to make sure your Tenancy Agreement is signed and good to go, in order to avoid delays to your move in.
Without the above two items, keys cannot be exchanged and we will have to push the move in date back.
What happens after my move in?
On move in day, the team will send you a move in pack, which will include all necessary information (think your countersigned Tenancy Agreement, Tenancy Information Notice for example).
On the Resident’s Portal, we keep all these documents securely stored so you never have to look far for any important information. Also on the portal, you’ll find handy documents such as the Resident Welcome Guide which includes information on Loftlines, the amenities, the local area, any resident discounts etc - the list goes on!
We offer you your induction either on move in day or once you’ve settled in. On this, we will induct you into each part of life at Loftlines, including gym waivers and parcel room disclaimers etc. We recommend you have this induction on day of move in so we can walk you through all the bits and pieces you need to know before you start to get settled.
We know that moving can be a crazy and hectic time, so if you have any questions after your move in day, or your induction, our team will be on hand to help.
Are sublets or short-term rentals (e.g. Airbnb) allowed?
No, we only allow tenancies with a minimum term of 6 months.
What is the penalty for early termination of the lease?
If you would like to leave your tenancy early, you will have to pay rent for all the months until your apartment is re-let, or until the end of your notice period.
Are there annual increases in rent or maintenance fees?
If your contract is longer than 1 year, you are subject to a yearly increase. If your tenancy ends and you decide to renew, you will also be subject to an increase. This is uncapped but in line with market rent.
